Remodel ROI

Forbes magazine has listed the national averages for home remodels and the return on investment for those remodels. Quite interesting!

For example, the least return on investment is a home office remodel. An upscale office redmodel only brings a 78% return!

But a mid-range kitchen remodel will bring (this is nationally, now) a 103% return when the home is sold. The article doesn't say what the effect was on the speed at which the house might sell.

But the highest return on investment came with an upscale bathroom remodel....105%. It looks like, since men and women both spend lots of time in the bathroom, most everybody wants all the amenities in there! Homes sell faster, too, when the master bath is nice (that's from personal experience).

Financial policy

It looks as if Mr Bernanke will follow our former Fed chairman policies. So inflation will be a big factor in his thinking. Seems as if the main culprit (if there is one) with regard to our financial well-being has to do with energy issues. At least that's the assumption. I, personally, would add something to that, because I think government spending is the big fly in the champagne. A real cost-cutter needs to run for prez in 2008.

Just a few facts about buying and selling real estate.

1) Over seventy percent of those in the market to buy real estate begin their search on the internet!
2) Twelve percent of those in the market to sell real estate do so beginning the process as a "for sale by owner".
3) Seventy five percent of those who enter the "for sale by owner" market fail to sell their own properties, and they end up listing with a realtor.
4) A very large percentage of real estate litigation is generated by "for sale by owner" transactions.
5) Properties marketed by realtors bring up to sixteen percent more than those marketed "for sale by owner".

January

In many ways January was a very strange month! It just seemed as if everyone was in a funk..... or a stupor. Don't really know what it was. HUGE numbers on my web site, but very few personal contacts. I'm working with some exceptional customers right now though, and the properties they're looking at are really top quality stuff. Hopefully things will turn out well for them. Tyler Texas real estate should have another record year (fifth in a row), and our customers will be happy with our service.
